Choose the correct options

Sometimes I think what my dream university would be like. And what I would do if I [am|were|could|had been]the dean.

My dream university wouldn't be in the city, it [would be|would have been|was|were]in a quiet and picturesque valley. The main building would be a castle. Students would [can|could|have to|be able to]choose any disciplines they wanted. As for me, I would choose art and economics if I studied there. Although the outer image would look quite old-fashioned, I'd like my dream university to be very modern. [Should|Were|Have been|Had been]I the dean, I would remove all the classrooms with desks. I would make digital classrooms with some space for team buildings.

As for the campus, I wish it [looks|looked|have looked|should look]like a small village. If I designed a perfect campus, there would be terraced houses with lovely gardens. Students would have barbeques and spend their free time together. I would also design an enormous sports and culture centre. Students would run this centre themselves. They would deal with the finance, schedules and events there.

Too bad all of the above is only a dream. If only it [can|could|has|had]come true one day!
